The project encompassed renovation of a 9-story hotel which focused on conversion of 7-floors of guest rooms into student dormitories. The project included building systems upgrades triggered by the change of occupancy classification as well as overall modernization of building lighting, HVAC, electrical, and fire protection systems. The project also included conversion of the existing ground level restaurant and bar spaces into a student dining center and renovation of the main entrance lobby.
Renovation of approximately 214 units over a two-year phased construction schedule was required to convert the guest rooms into University standard student living rooms. Project scope included replacement and modernization of water-source heat pump units, building automation controls, power, lighting, fire safety systems, telecommunications, security and restroom and plumbing systems for each unit. New floor lounges for student living, IT closets, ADA accommodations and new laundry facilities were provided on each floor.
Fire protection upgrades included extended system coverage and replacement of the building fire pump to ensure necessary system performance. Rooftop energy recovery ventilation units were installed to recover energy from bathroom exhaust ventilation loads used for tempering makeup airflow requirements for laundry facilities. Two parallel reduced pressure zone backflow preventer assemblies were installed to comply with local health code requirements.
